Ask the Table

  • What exactly is foreclosure?

Foreclosure is a legal process through which a lender or other secured party seeks to satisfy a debt using the property securing that debt after required payments have not been made. The process varies by state. (Source: Consumer Financial Protection Bureau)

  • If I’ve missed one payment, am I in foreclosure?

    Not necessarily.

A missed payment is not the same thing as a completed foreclosure. Mortgage servicing and foreclosure processes involve different stages and notices.

The CFPB recommends contacting your servicer as soon as you know you may have difficulty making payments. (Source: Consumer Financial Protection Bureau)

  • When does foreclosure actually begin?

The answer depends on the loan, applicable federal requirements and state law.

For many mortgages covered by federal servicing rules, a servicer generally cannot make the first notice or filing for foreclosure until the borrower is more than 120 days delinquent, subject to applicable exceptions. (Source: Consumer Financial Protection Bureau)

  • Can I still keep my home?

    Possibly.

Depending on your circumstances, your mortgage servicer may have loss-mitigation options available.

Contact the servicer promptly and ask what options you may be eligible to be evaluated for. (Source: Consumer Financial Protection Bureau)

  • What if I want to sell?

Selling before foreclosure may be one property-related path worth exploring.

Depending on the circumstances, a traditional sale, short sale or another approach may be considered.

A short sale generally involves selling for less than the mortgage balance with the servicer’s approval. (Source: Consumer Financial Protection Bureau)

Important: A short sale can have legal, financial and tax implications. Appropriate professionals should be consulted.

  • What is a deed-in-lieu?

A deed-in-lieu of foreclosure involves voluntarily transferring ownership of the home to the lender to avoid the foreclosure process.

It may be an option in some circumstances, but borrowers should understand the terms—including any potential deficiency—before agreeing. (Source: Consumer Financial Protection Bureau)

  • Should I pay someone to help me avoid foreclosure?

    Be cautious.

CFPB warns about foreclosure-relief scams and notes that free help may be available through mortgage servicers and HUD-approved housing counseling agencies. (Source: Consumer Financial Protection Bureau)

  • Do I have to talk to Home Heroes?

    No.

You don’t have to choose Home Heroes.

Our goal is simply to help you understand the questions in front of you and identify the appropriate next step.

  • Door One: Pre-Foreclosure

    A Home Heroes Guest

…foreclosure doesn’t have to be the end of your story.

    The Beginning

When I first began this journey, I was facing foreclosure and honestly didn’t know what the outcome would be. It was one of the most stressful and emotional experiences of my life. I was worried about losing my home and what my next chapter would look like. I knew I needed help, but I never imagined I would find a company that cared so much about my situation.

    The Experience

I can honestly say that I had the BEST realtor ever! She was more than just a realtor to me. She was patient, understanding, knowledgeable, and genuinely cared about helping me through this difficult time. She never made me feel embarrassed about my situation. Instead, she gave me reassurance, kept me informed and worked hard to help me sell my home before the foreclosure was finalized. Having someone in my corner who truly cared made all the difference.

    The Discovery

The biggest lesson I learned was that foreclosure doesn’t have to be the end of your story. I learned that there are options and that having the right team guiding you can completely change your situation. I wish I had known sooner that asking for help could make such a difference. Most importantly, I learned that a difficult situation doesn’t have to define who you are.

    The Next Chapter

Moving forward, I’m looking at life as a fresh start. Although this wasn’t a journey I ever expected to take, I’m grateful I was able to sell my home before the foreclosure was finalized. I’m focusing on rebuilding, finding peace, and creating a better future for myself. This experience taught me that sometimes one chapter has to close for a better one to begin.

    Their Own Words

I just want to say that Home Heroes was truly a blessing! When I felt overwhelmed and uncertain, they helped me see that there was still hope. They didn’t just help me sell my house; they helped me get through one of the hardest chapters of my life with my dignity and peace of mind. I’ll forever be grateful for their patience, dedication, and genuine compassion. If my story helps even one person realize that they have options and don’t have to face foreclosure alone, then sharing my experience is worth it.
